These Terms and Conditions govern your interactions with Mallet Industries LLC ("Mallet Industries," "we," "us," or "our"), the personal real estate brand of Aaron Mallet, a licensed real estate agent operating under eXp Realty. By communicating with us via text message, email, phone, or through our website, you agree to these terms.

1. Services

Mallet Industries LLC provides real estate services including but not limited to:

• Listing residential properties on the open market
• Connecting property owners with cash buyers and real estate investors
• Providing market information and property evaluations
• Facilitating real estate transactions as a licensed agent under eXp Realty

All real estate services are provided through Aaron Mallet's license with eXp Realty, a licensed real estate brokerage.

2. Text Message Program

Program name: Mallet Industries Outreach (operated by Mallet Industries LLC)

Description: Mallet Industries LLC sends outbound text messages to property owners who may be interested in selling their property, offering options to list on the open market or receive a cash investor offer, and sends informational and marketing messages to those who opt in.

Message frequency: Message frequency varies. You may receive an initial outreach message and follow-up messages based on your response. We will not send excessive or unwanted messages.

Message and data rates: Message and data rates may apply depending on your mobile carrier and plan. Carriers are not liable for delayed or undelivered messages.

Opt-out: You may opt out of text communications at any time by replying STOP to any message. You will receive a single confirmation and no further messages will be sent.

3. No Guarantee of Results

4. Accuracy of Information

5. Investor Network

Mallet Industries LLC maintains a network of cash buyers and real estate investors. When connecting sellers with investors, Aaron Mallet acts as a licensed real estate agent and may earn a commission. All parties will be disclosed as required by law and the rules of eXp Realty.

6. Limitation of Liability

To the fullest extent permitted by law, Mallet Industries LLC and Aaron Mallet shall not be liable for any indirect, incidental, or consequential damages arising from your use of our services or reliance on information we provide. Our total liability shall not exceed any commission or fee paid to us in connection with a specific transaction.

7. Privacy

Your use of our services is also governed by our Privacy Policy, which is incorporated into these Terms by reference.

8. Compliance with Laws

We comply with all applicable federal and state laws governing real estate services and communications, including the Telephone Consumer Protection Act (TCPA), the Illinois Real Estate License Act, and CAN-SPAM Act requirements.

9. Governing Law

These Terms shall be governed by the laws of the State of Illinois, without regard to conflict of law provisions. Any disputes shall be resolved in the appropriate courts of Illinois.

We may update these Terms from time to time. Updates will be posted at this URL with a revised effective date. Continued engagement with our services after any update constitutes acceptance of the revised Terms.
